Here are some Frequently Asked Questions that may help you plan your stay at Beaverbrook 30

What time can I arrive at the property?

The check in time for Beaverbrook 30 is 4pm. Regrettably, you can't arrive earlier than this as we'll be busy preparing for your stay. If you think you might be earlier then why not stop at one of the recommended pubs (see below) or visit one of the nearby towns, like Taunton, Ilminster or Chard. Please do give us a call if you think you may arrive later than 4pm so that we know to look out for you!

We think we may like to travel down a bit earlier. Is there somewhere we could stop for something to eat before arriving?

There are some lovely eateries nearby - these are all good places to stop for a bite to eat:

The Windwhistle Inn (about 5 minutes away)

The Five Dials, Horton (about 10 minutes)

The Trading Post Railway Carriage Cafe (about 15 minutes)

The New Inn Dowlish Wake (about 5 minutes)

How do I find the property?

There are comprehensive directions provided in the My Booking section. Once you have made a booking you'll be able to access this from the sleeps12 homepage. Please use these instructions rather than Sat Nav as this can sometimes take you past the turning for the property. Please also pass these instructions to all members of your group.

On arrival where should we park?

There is a large car park for Beaverbrook. This has a large sign at the entrance. Please park there and then walk up to the barn.

Does this property require a cautionary deposit?

This property owner may require a cautionary deposit of up to £500 three weeks before your arrival. They will contact you directly to arrange this. More details about cautionary deposits can be found on this link.

Does this property allow two night stays?

Yes, this property has a two night weekend option. The two night breaks are from 4pm on Friday to 4pm on Sunday. It's very important that you've left the property promptly by 4pm, otherwise you run the risk of being charged for extra time in the property or having some, if not all, of your cautionary deposit held rather than being returned. Note that the owners, housekeepers or cleaners may visit the property after 4pm to check that guests have left.

We are thinking of inviting people over for the day is this allowed at your property?

Unfortunately this is not allowed at any of the sleeps12 properties. This is clearly set out in the Terms and Conditions that should have been read at the time of booking. There is a maximum occupancy for each property that must not be exceeded for insurance purposes and every person who is a guest at the property must be added to the booking including their names and ages. If you think you may have invited people to visit then you must call the office so that relevant permissions can be obtained from the owners of the property. This is due to health and safety regulations as well as insurances.

Can I have a food delivery to the property?

Yes you can arrange to have a food delivery to the property when you arrive or during your stay. We ask that delivery slots are made for after the arrival time of 4pm and that you are there to receive the delivery personally. Be sure to put your mobile number and name on the delivery information. The following shops will deliver to this property: Asda, Waitrose, Sainsburys, Tesco and COOK. 

How do I access the property on the day of my stay? Will the owner meet me there or do I have to find the keys?

Your check-in information is provided for you about 4 weeks before your arrival. You will be emailed a link to this once it is available. You can view your check-in information by logging into the My Booking section of our website, using your booking reference number and your email address. You'll be able to see the owner's contact details (in case you' re going to be arriving later than 4pm) as well instructions on how to access the key if a key lock is provided. There will also be comprehensive directions, please take the time to view these, rather than relying on SatNav!

What is supplied for us at Beaverbook 30?

You'll have enough crockery, cutlery and glasses for a dinner party, salt and pepper, tea, coffee, sugar, washing-up-liquid, dishwasher tablets, at least 2 toilet rolls per toilet, tea towels, dish cloth, scourer and sponge, oven gloves, kitchen roll, kitchen foil, cling film, bin bags, hand soap, and hairdryers in all bedrooms. All bed linen, cot mattress sheets, bath towels and hand towels are supplied. PLEASE BRING EXTRA TOWELS FOR THE SWIMMING POOL, SAUNA AND HOT-TUB.

How should we leave the property when we depart?
It is important that your departure in no later than EXCEPT 2 night breaks, departure time is 4pm Sunday. 
We expect all rubbish to be bagged up and left outside the front of the property.
All washing up from your stay should have been done and put away with the dishwasher loaded with your final load and then turned on before you leave.
The kitchen table and kitchen surfaces to be wiped down.
Any spillages to be cleaned up during your stay
Please check all rooms to ensure that nothing is left behind.
Any furniture that has been moved during your stay, please return to its original position.
We do not expect beds to be stripped and all towels etc can be left in bathrooms
We are more understanding if any damage is notified asap
As we do not stay at the property we rely on our guests informing us of anything that is missing from the property or if anything is not working correctly.

Are dogs allowed at Beaverbrook 30?

Dogs are very welcome at Beaverbrook 30, but please remember that you'll need to book them in and that there is an extra charge of £50 per dog. There are also some dog rules that you'll need to read and follow. You can find these here. You can put the dogs onto the booking or give the office a call and they can be added then. The charge for the dogs will be added to your final payment. 

Is there WiFi at Beaverbrook 30?

There is WiFi provided for you but remember that you are in a rural location and sometimes the speed can be less than you might expect. You can find out more information on this link. If you think you may want to download items such as films then we'd advise doing this before you arrive as we wouldn't want you to be disappointed. 

Is there SKY TV at Beaverbrook 30?

Yes there is SKY TV on all TVs in the house and all bedrooms have the full SKY package too.

I see there is a spa hall. What does this contain?

Beaverbrook 30 has a large pool measuring 10m x 5m, as well as a hot tub and sauna. Please bring your own towels for this area as these are not provided. You can access this spa hall from within the property (there is a lockable door for safety purposes). There are also some loungers for you to relax on. There is also a shower in the spa hall!

Is there a BBQ at Beaverbrook 30?

There is a Nordic style BBQ lodge at Beaverbrook 30. The owners kindly provide 1 bag of charcoal for your use. 

We are a family and have some small children are there any cots?

Yes, Beaverbrook 30 has 3 travel cots for your use. Please request these when you complete your bedroom configurations.The travel cots can be placed in any bedroom. We ask that you give the names and ages of all children for insurance purposes. There are also 3 highchairs!

Can we have a hen party at Beaverbrook 30?

Unfortunately Hen and Stag parties are not allowed at Beaverbrook 30. We have many of other properties that do allow hen and stag parties. To see these follow the links provided. 

I can see that there are two properties called Beaverbrook. Is Beaverbrook 30 the same as Beaverbook 20?

It is essentially the same property, but there are an extra 10 beds. These are hideaway full sized singles and so can be used by guests if they have booked Beaverbrook 30. The floor plans show you clearly where these beds are placed so you can check if it is right for you. Click here to view the floor plan.

How do we book EXTRAS that are listed on the website?

It is great that you are looking to further enhance your stay while in this property! Thank you for using one of our recommended suppliers that we have mentioned in our EXTRAS for the property. Please contact them and arrange this. Once it has been arranged you will need to let us know by email or phone call who you have booked, when they are coming and how many people there will be.
